This executive leadership role is responsible for shaping and executing enterprise-wide real estate strategy in support of rapid organizational growth and expansion. You will oversee a diverse portfolio of commercial properties, driving site selection, lease negotiations, greenfield development, and strategic acquisitions. The role requires translating business expansion goals into actionable real estate plans that optimize cost, efficiency, and scalability. You will collaborate closely with senior leadership, operations, finance, and external partners to enable timely facility launches and portfolio optimization. This is a high-impact position requiring strong negotiation, financial expertise, and cross-functional influence. The environment is fast-paced, growth-oriented, and highly execution-focused.
Accountabilities: - Develop and execute enterprise real estate strategies aligned with business growth objectives, including site selection, market analysis, and long-term portfolio planning.
- Lead lease negotiations, renewals, amendments, and landlord relationships to ensure favorable commercial terms and operational alignment.
- Support and enable new program and facility launches by identifying, evaluating, and securing optimal locations under tight timelines.
- Oversee lease administration and portfolio management, ensuring compliance, tracking key dates, and identifying opportunities for optimization or restructuring.
- Lead greenfield development initiatives, including site selection, due diligence, design coordination, construction oversight, and project delivery.
- Manage acquisitions and dispositions, including valuation, negotiation, due diligence, and integration or exit strategy execution.
- Oversee external real estate service providers and collaborate with legal counsel to ensure efficient and compliant transaction execution.
- Develop and manage real estate budgets, financial forecasting, and ROI analysis across the portfolio.
- Partner cross-functionally with operations, finance, marketing, and other business units to align real estate strategy with organizational priorities.
- Ensure compliance with applicable regulations, policies, and risk management standards across all real estate activities.
Requirements:
- Bachelor’s degree in Real Estate, Business Administration, Finance, or related field required; Master’s degree preferred.
- 5+ years of progressive experience in commercial real estate, including leasing, site selection, development, and acquisitions.
- Proven track record supporting business expansion or new program launches through real estate strategy and execution.
- Strong expertise in commercial lease structures, real estate transactions, and market analysis.
- Solid financial acumen, including budgeting, investment evaluation, and ROI modeling.
- Demonstrated negotiation, communication, and stakeholder management skills across executive and external partners.
- Ability to manage multiple complex projects in a fast-paced, deadline-driven environment.
- Strong leadership, independence, and decision-making capabilities with cross-functional influence.
- Willingness and ability to travel up to 50% and work flexible schedules as needed.
- Proficiency with real estate systems, tools, and data-driven decision-making approaches.
