Position Summary: The EVP of Portfolio Management will establish and lead the newly created Portfolio Management department within the firm. This key executive will oversee the performance, compliance, and reporting of the company’s multifamily portfolio, ensuring alignment with corporate goals and objectives. The EVP will play a critical role in creating processes and systems for portfolio oversight and will build and manage a high-performing team to support the department’s responsibilities. This role can be done remotely. We anticipate up to 25% travel.

Requirements

Essential Duties and Responsibilities:

Corporate Responsibilities:

  • Oversee and ensure the accuracy of weekly reporting across Construction, Development, and Residential, including data collection and distribution (CAC, delivery dates, occupancy, cash collections, recertification tracking, and PCO logs).
  • Manage and update the firm’s corporate valuation and financial metrics.
  • Maintain and monitor insurance policies, real estate taxes, quarterly debt reporting, and operating reserve tracking for all properties.
  • Oversee compliance with entity filings and submissions.
  • Lead the creation and distribution of monthly reports for corporate stakeholders.
  • Collaborate with department heads to create scorecards for monitoring performance across the organization.

Residential Portfolio Management:

  • Develop and track property performance through Watchlist reporting.
  • Ensure timely distribution of financial reports to investors, lenders, and limited partners.
  • Oversee regulatory filings and provide reviews on variance reports and financial statements.
  • Approve annual budgets, rental rates, and requests for reserve usage.
  • Monitor property stabilization, including DSCR testing and lease-up progress.
  • Organize and attend annual site visits with investors.
  • Manage relationships and performance of third-party property management companies, conducting evaluations and scheduling recurring communications.
  • Research and vet new property management companies as needed.

Development Portfolio Management:

  • Provide data insights on OPEX trends, insurance rates, and real estate taxes to inform development decisions.
  • Review and approve key deal submissions for Investment Committee (IC).
  • Participate in project team meetings for developments involving third-party management.
  • Oversee cost certifications, budget tracking, and credit delivery strategies.
  • Maintain development projections until conversion and report on budget-to-actual variances quarterly.

Construction Oversight:

  • Monitor and report on weekly, monthly, and quarterly changes in construction budgets and schedules.
  • Collaborate with construction teams to optimize value in contracts.

Finance Coordination:

  • Support the Finance team in tracking capital calls and loan extensions.
  • Project long-term budgets (3-5 years) and assist in aligning financial strategies with company objectives.

Knowledge and Qualifications:  

  • Proven leadership experience in portfolio or asset management, preferably within multifamily housing or real estate.
  • Strong financial acumen with experience in budgeting, forecasting, and financial reporting.
  • Exceptional project management skills with the ability to manage multiple priorities and deadlines.
  • Knowledge of property management, development, construction, and finance operations in a vertically integrated firm.
  • Track record of building and leading successful teams.
  • Strong interpersonal and communication skills, with the ability to foster relationships with investors, lenders, and partners.

Preferred Skills:

  • Experience with low-income housing tax credits and compliance reporting.
  • Familiarity with financial modeling tools and portfolio management software.
  • Demonstrated ability to drive operational efficiencies across diverse teams and departments.
